Respecting a 1920s Village
In Miami Shores, epoxy flooring often goes into homes with real history. In 1924 the Shoreland Company bought the land, and it built 118 upscale Mediterranean homes before going bankrupt in 1927. Wikipedia says 25 of them carry National Register of Historic Places listings. The village was incorporated on January 2, 1932.
A village that enforces its code
Miami Shores is known for strict code enforcement. In 2013 its Code Enforcement Board ordered a couple to remove a front-yard vegetable garden or face fines of $50 a day. Interior garage floors do not usually change how a home looks from the street. Even so, if your home is historic or your project includes an outdoor surface, check with the village before starting. We give you a written scope to bring along.
Colors for old homes
Mediterranean homes often have stucco, tile and stone. Warm flake blends like sand and terracotta suit them better than cool gray. Our samples come to your garage so you can judge colors in its actual light.

Bay on one side
Biscayne Bay forms the village's eastern border, and water makes up about 34% of its total area. The village's elevation is around 7 feet. Homes closer to the bay see more salt and damp air. A sealed floor keeps salt and moisture out of the concrete, and testing the slab settles which primer to use.
Old slabs, careful prep
A garage from the 1920s or 1930s can have thin concrete, uneven surfaces or old finishes. We grind carefully, patch and level, and point out any areas that need repair before coating. For newer homes and those near Barry University's main campus, the prep is usually lighter.
Matching newer homes too
Not every house in the village is from the 1920s. Homes built in later decades often have simpler garages with sounder slabs, and owners may prefer a modern gray or charcoal flake. We fit the color and the system to the house in front of us, not to a single village look.

Miami Shores Questions
Do I need village approval before coating my garage floor in Miami Shores?
A garage floor coating stays inside, so it usually does not touch the home's exterior, though historic properties can have different rules. Ask the village first, and we can supply a written scope.
Can a 1920s garage slab be coated?
Usually, after careful grinding and repair. Old slabs may be thin or uneven. We look at the floor in person and price the prep clearly.
Which colors suit a Mediterranean home?
Warm flake blends like sand, tan and terracotta. Samples come with us, so you can see each blend in your space.
My home is near the bay. Will salt affect the coating?
Salt stays on top of a sealed floor and rinses away. Bare concrete is what absorbs salt and moisture.
