Floors Between the Bay and the Ocean
Choosing epoxy flooring in Miami Beach starts with one question: how often does water reach the slab? The city sits on barrier islands between Biscayne Bay and the Atlantic, and Wikipedia puts its average height at just 4.4 feet above mean sea level. Western South Beach is close to zero feet above normal high tide. Tidal flooding during king tides has become far more common since the mid-2000s.
Raised streets, lower lots
The city has spent a $500 million program on pumps, taller sea walls and raised roads, and some streets and sidewalks went up by about 2.5 feet. That helps traffic, but Wikipedia notes that properties left at their old grade can sit lower than the road and flood more easily. If your garage now sits below the street, a coating will see more standing water than it used to. We plan for that with:
- a moisture-tolerant primer beneath the base coat,
- a tight seal along the door threshold and wall line,
- a textured topcoat that stays grippy when wet.
Salt in the air
With ocean on one side and bay on the other, salt spray reaches most garages on the island. Salt left on bare concrete pulls moisture and eats at steel in the slab over time. A sealed coating makes it easy to rinse that salt off. We prefer a polyaspartic topcoat for open garages because it holds color in strong sun and cleans up with a hose.
Old buildings, careful prep
The Art Deco Historic District holds hundreds of hotels, apartments and other buildings put up between 1923 and 1943, and North Beach has a large stock of Miami Modern buildings. Slabs that old often carry layers of paint, tile glue or patching. Grinding continues until solid concrete shows through, then pits and cracks get filled, and you receive a written note of what turned up. Older floors take more prep time, and the quote should say so.
Seasonal units
The 2020 census counted 63,543 housing units in the city, and 31.9% were vacant on census day, a sign of how many second homes and seasonal rentals are here. Owners who are away for months often want a floor that needs nothing but a rinse when they come back. The job can be booked for while you are away, with photos sent at each stage.

Miami Beach Questions
My street was raised and my garage now floods. Can it still be coated?
Usually yes, as long as the water drains away and the slab dries between events. We test moisture, use a primer suited to damp concrete and seal the threshold. Constant standing water is a drainage problem, and we will flag it before any money goes into a coating.
Will salt air ruin an epoxy garage floor near the ocean?
Salt does not harm a cured, sealed coating. It sits on top and rinses off. Bare concrete is what suffers. A quick hose-down every few weeks keeps the finish clean.
Can you coat a floor in an older Art Deco era building?
Yes, with more surface prep. Old slabs often hold paint, adhesive or patches that must come off first. We look at the floor in person and price the grinding and repair work separately so you can see it.
Can the coating go down while I am out of town for the winter?
Yes. Many Miami Beach owners are away part of the year. We can arrange access, send photos of each stage and leave the floor ready for use when you return.
