How Miami Epoxy Flooring Pros Works

Miami Epoxy Flooring Pros coats concrete across Miami-Dade County: house garages, condo storage rooms, terraces, pool decks, interior slabs, warehouses, shops and retail floors. We install 100% solids epoxy, full flake broadcast systems, polyaspartic coatings and metallic epoxy. The right system for a given floor comes down to what testing and inspection turn up, so we do not quote a product before we have seen the concrete.

Miami is a hard place for a floor coating. The air is humid all year, summer dew points sit above 70 degrees, the ground water is close to the surface, and the sun is strong enough to yellow the wrong topcoat in a single season. Most coating failures we are called to look at come from one of three things: moisture pushing up through the slab, a topcoat that was not UV stable, or a coat that went down when the slab was too close to the dew point. Our process is built around those three risks.

What happens on a job

  • We come out, measure the space and take photos of the floor and any trouble spots.
  • Moisture readings go on the slab, and we check the surface for old paint, sealer, kit epoxy, oil and rust.
  • We check cracks, spalled edges, low spots by the door and any marks left by past water.
  • Your quote comes in writing: the system by name, each prep step and coat, and a single total.
  • On install day the floor is diamond ground, vacuumed and repaired before the first coat.
  • We read air temperature, humidity and slab temperature before each coat. When the readings are out of range, the next coat waits.
  • Before we leave, we tell you when the floor is ready for feet, for furniture and shelving, and for the car.
  • If the plan has to change, you see that change on paper and sign off on it first.

Condos, HOAs and buildings

A large share of Miami lives in mid-rise and high-rise buildings, and many single-family neighborhoods have association rules. If your building or association needs to approve work, sign off on hours, or see paperwork before a crew comes in, tell us early and we will plan the schedule around it. Odor, noise from grinding and elevator access all need to be handled in a tower, and we talk those through during the estimate.

What we will tell you no to

We coat concrete only. We do not coat over tile, wood or vinyl. Some slabs have trouble no coating will solve: water coming in during storms, an active structural crack or damage that needs an engineer. When we see that, we tell you before any money goes into a floor.
